Drywall Repair and Patching for Markham Homes

Drywall repair in Markham often follows a change to the lighting. Houses through Unionville, Milliken and Berczy were built with pot lights and ceiling speakers in fixed spots, and when those move, the old cut-outs are left behind as neat round holes in a painted ceiling.

I am Sercan and I take the repair end to end. Round holes need backing and a proper plug, not filler pushed into the gap, or the circle shows through the paint within a year. I cut a clean shape, back it, board it, tape it and sand it flat.

Circular cut-outs are the Markham regular: retired pot lights, moved speakers, old detector bases and grille openings in ceilings that are otherwise perfect. Each one wants a backer and a board plug so it cannot shrink into a visible ring. Cornell's three-storey lane houses add height to the same job, because the stairwell wall runs from the ground floor to the top landing with nowhere flat to stand. I set up on the stairs properly instead of stretching off a step.

How It Runs

From Message to Finished Job

1
Photo of the damage

A picture with something for scale tells me most of it: the size, the texture on the surrounding wall, and whether the board is sound or soft. Add a note about the ceiling height and the paint colour if you know it.

2
Cut back and support

The damaged area is squared off to sound board, the cavity checked for wiring and pipe, and a backing strip or a fitted plug goes in. Nothing gets filled until there is something solid behind it.

3
Tape, coat and sand

Paper tape is bedded into compound over the joints, then two or three thin coats go on, each wider than the last, with drying time between them. Sanding is done with a light raking across the wall so shadows show up.

4
Texture, prime and paint

The surrounding texture is matched, then the patch is primed so it does not flash through the topcoat. Paint is blended into the wall or taken corner to corner where a spot repair would still catch the light.

What Affects the Price in Markham

Size and finish move the price more than anything else. A small fill on a flat white wall is quick work. A large hole in a textured ceiling needs backing, several coats with drying time between them, texture matching and paint, which often means a return visit. Access matters, and so does ceiling height. Whether you supply the paint or I bring it makes a difference, and so does how many separate spots there are around the home. The price is agreed before I start cutting.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Markham

I removed some pot lights and left round holes in the ceiling. Can those disappear?

Yes, if they are plugged rather than filled. I cut each hole to a clean shape, fit a backer behind it, set a piece of board in flush and then tape and coat the joint like any other seam. Filler on its own shrinks and the ring comes back within a season. Once it is sanded and the ceiling is painted, there is nothing to find.
