Drywall Repair and Patching for Scarborough Homes

Drywall repair in Scarborough is often basement work. The bungalows and backsplits through Wexford, Agincourt and Guildwood have finished lower levels, and the board sits close to the floor where a slow leak or a spring thaw finds it first.

I am Sercan and I do every step myself. I cut back to sound material, check the framing behind it is dry, then board, tape and sand and feather out so the repair does not telegraph. If a wall is only marked rather than soaked, I say so instead of opening more of it.

Below-grade rooms are the difference here. When a basement wall gets wet the paper facing wicks moisture well above the visible stain, so I cut a clean horizontal line above it rather than chasing a ragged edge. The base trim comes off, the bottom plate gets checked, and things dry before new board goes on. Many of these 1960s finished basements also have furring or old panelling behind the drywall, so the patch has to be shimmed to sit flush.

How It Runs

From Message to Finished Job

1
Photo of the damage

A picture with something for scale tells me most of it: the size, the texture on the surrounding wall, and whether the board is sound or soft. Add a note about the ceiling height and the paint colour if you know it.

2
Cut back and support

The damaged area is squared off to sound board, the cavity checked for wiring and pipe, and a backing strip or a fitted plug goes in. Nothing gets filled until there is something solid behind it.

3
Tape, coat and sand

Paper tape is bedded into compound over the joints, then two or three thin coats go on, each wider than the last, with drying time between them. Sanding is done with a light raking across the wall so shadows show up.

4
Texture, prime and paint

The surrounding texture is matched, then the patch is primed so it does not flash through the topcoat. Paint is blended into the wall or taken corner to corner where a spot repair would still catch the light.

What Affects the Price in Scarborough

Size and finish move the price more than anything else. A small fill on a flat white wall is quick work. A large hole in a textured ceiling needs backing, several coats with drying time between them, texture matching and paint, which often means a return visit. Access matters, and so does ceiling height. Whether you supply the paint or I bring it makes a difference, and so does how many separate spots there are around the home. The price is agreed before I start cutting.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Scarborough

There is a water stain on my Scarborough basement wall. How much of it has to come out?

More than the stain shows, usually. The paper facing draws moisture upward, so I cut a straight line about a hand's width above the damage and check the framing and insulation behind it. If everything is dry, I board and finish right away. If it is still damp, I leave it open to dry first, because new board over wet framing comes back.
