Faucet and Plumbing Fixture Installation for North York Homes

Faucet installation in North York often starts in a 1950s or 1960s bungalow or side-split, where the original two-handle taps sit on four-inch centres in a small steel-rimmed sink. The cabinet opening is tight, the nuts underneath are rusted, and the new faucet is a different shape entirely.

I replace kitchen and bathroom faucets, shower heads, toilets, drains, supply lines and shut-off valves. Willowdale, Bathurst Manor, Downsview and the Yonge corridor are regular ground for me, houses and apartments both.

Two things shape this work in North York. The first is the 1950s and 1960s stock in Bathurst Manor, Downsview and old Willowdale, where basin taps sit on four-inch centres, the cabinet opening is barely wider than my forearm, and the chrome-plated brass tailpiece crumbles when touched. The second is the number of finished basements with a second kitchen. That doubles the fixtures in a house, and the basement sink usually sits under low joists with an awkward drain run, so I carry spare traps and tailpieces.

How It Runs

From Message to Finished Job

1
Send a photo

A picture of the sink, the cabinet underneath and the existing shut-off valves tells me most of what I need. From that I can usually price the work before I arrive and bring the right parts and connectors with me.

2
Isolate and remove

Water is shut at the stops, the lines are drained into a tray, and the old fixture comes out. Seized nuts get cut off rather than forced, and the sink deck is scraped back to clean, dry material.

3
Fit and seal

The new fixture sits on its own gasket, the mounting hardware is tightened evenly so the base does not sit skewed, fresh supply lines are fitted, and the drain assembly is sealed with the right material for your sink.

4
Test and dry

Hot and cold run at full flow, the basin is filled and drained to load the trap, then every joint is dried and rechecked. The cabinet floor goes back dry so a future drip is easy to spot early.

What Affects the Price in North York

Swapping a fixture on healthy shut-off valves in an open cabinet is quick work. Cost climbs when the stops are seized and have to be replaced, when corroded mounting nuts have to be cut off, when the cabinet is deep and cramped, or when a stone counter and an undermount sink make access awkward. Several fixtures done in the same visit cost less each than booking them separately. Fixtures can come from you or from me with receipts, and the price is settled before any tools come out.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in North York

Can you change the taps in my basement kitchen as well as upstairs?

Yes, and doing both in one visit is the sensible way. Second kitchens are common in North York, and the basement sink is usually the harder of the two because the drain sits low and the cabinet is shallow. I look at both before I quote, so you get one price and one visit rather than two separate callouts.
