Shelf, Mirror and Picture Hanging for North York Homes

Shelf, mirror and picture hanging in North York covers two very different kinds of home. The post-war bungalows around Bathurst Manor, Downsview and Willowdale are framed at a predictable sixteen inches, which makes solid shelf work straightforward. The towers along Yonge and Sheppard are nothing like that.

I check what a wall is made of before anything goes into it. A stud finder tells part of the story and a small pilot hole tells the rest. Then I match the fixing to the wall and the weight, so you can load the shelf without watching it.

A lot of North York work happens in finished basements and second suites. Those lower walls are usually strapping and panelling in front of concrete block, so there is almost nothing to grip and the fastener has to reach past the furring into masonry. Upstairs in a 1955 Willowdale bungalow the ceiling sits near eight feet, which means a tall mirror has to be sized and placed with care. In the Yonge corridor towers everything solid is concrete and every delivery needs a booked service elevator.

How It Runs

From Message to Finished Job

1
Photos and a quote

Send a photo of the wall and of the item, with rough measurements. That usually tells me the wall type and the fixings it needs, so the quote comes back accurate rather than padded. I reply within one business day.

2
Finding what is solid

On the day I scan for studs, confirm them with a small test hole or a magnet, and check whether the wall is drywall, plaster and lath, or board furred off concrete. The anchor choice follows from what I find.

3
Marking the layout

Nothing gets drilled until you have seen the position. I mark heights with a level, hold the piece up against the wall, and adjust until it looks right in the room rather than only correct on the tape measure.

4
Fix, load and tidy

I drill with a vacuum at the bit, set the fixings, then load the shelf or mirror and test it by hand. Dust gets cleaned up, packaging and offcuts leave with me, and you get the wall back clean.

What Affects the Price in North York

Two things move the price on hanging work: what the wall is made of, and how much leverage the item puts on its fixings. Drilling concrete or block takes longer than drywall and wears out bits. A wide gallery wall needs layout time before a single hole is made. High or awkward positions over a stairwell need extra setup. Removing old anchors and patching what they leave behind adds a little. I agree a fixed price or an hourly rate with you before I start, and hardware can come from me with receipts or from you.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in North York

The basement walls in my North York house sound hollow. Is that a problem?

Usually that is wood strapping and panelling sitting in front of concrete block with an air gap behind it. It is only a problem if the wrong fixing goes in. I drill through the furring and set the anchor into the block itself, so the shelf is carried by masonry rather than by a thin sheet of panelling. I bring a hammer drill and the right bits for exactly that.
