Shelf, Mirror and Picture Hanging for Oakville Homes

Shelf, mirror and picture hanging in Oakville has to respect the walls it goes into. South of the QEW, around Old Oakville and Lakeshore Road, the houses are pre-war with plaster over lath, original trim, and in some cases brick immediately behind the finish.

That calls for a slower approach. I drill small, drill once, and use fixings that spread the load instead of crumbling a hundred-year-old wall. North of the highway in Glen Abbey and River Oaks the framing is standard drywall, and the challenge becomes scale rather than fragility.

Old Oakville plaster is soft at the surface and hard underneath, and the trim beside it is usually original, so a mis-drilled hole is not a five-minute patch. I keep fixings clear of the lath edges and use plaster-rated anchors for anything with weight. Owners here also tend to have real framed art and older mirrors, which need their wire tension checked and their D-rings set square before they go anywhere near a hook. In Glen Abbey and Joshua Creek the pieces simply get bigger.

How It Runs

From Message to Finished Job

1
Photos and a quote

Send a photo of the wall and of the item, with rough measurements. That usually tells me the wall type and the fixings it needs, so the quote comes back accurate rather than padded. I reply within one business day.

2
Finding what is solid

On the day I scan for studs, confirm them with a small test hole or a magnet, and check whether the wall is drywall, plaster and lath, or board furred off concrete. The anchor choice follows from what I find.

3
Marking the layout

Nothing gets drilled until you have seen the position. I mark heights with a level, hold the piece up against the wall, and adjust until it looks right in the room rather than only correct on the tape measure.

4
Fix, load and tidy

I drill with a vacuum at the bit, set the fixings, then load the shelf or mirror and test it by hand. Dust gets cleaned up, packaging and offcuts leave with me, and you get the wall back clean.

What Affects the Price in Oakville

Two things move the price on hanging work: what the wall is made of, and how much leverage the item puts on its fixings. Drilling concrete or block takes longer than drywall and wears out bits. A wide gallery wall needs layout time before a single hole is made. High or awkward positions over a stairwell need extra setup. Removing old anchors and patching what they leave behind adds a little. I agree a fixed price or an hourly rate with you before I start, and hardware can come from me with receipts or from you.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Oakville

My Old Oakville house has original plaster. Will hanging art crack it?

Not if it is done carefully. Plaster cracks when somebody drives a screw straight in or drills fast with a blunt bit. I use a sharp masonry bit, run the drill slowly, and choose anchors that spread the load across the lath rather than pulling on one weak point. For very heavy pieces I look for a stud first, or use the picture rail if your house still has the original in place.
