Bathroom Caulking and Repairs for Toronto Homes

Bathroom caulking and repairs in Toronto usually start with the same sight: a black line along the top of the tub that no cleaner will shift. Once silicone lets go, water gets behind it, and scrubbing only spreads the stain. I cut the old bead right out, dry the joint, and lay a fresh one.

Old houses here often have tile set in a mortar bed, so a loose tile needs bedding rather than a smear of adhesive. Downtown condo bathrooms have no window at all. I also regrout, refit grab rails and swap tired exhaust fans while I am there.

In a pre-war Riverdale or Annex bathroom the wall tile sits in a thick mortar bed over wire lath, so a tile that has come loose leaves a deep void that has to be filled before it will sit flush again. The tubs are usually cast iron and barely move, which means the joint fails from age rather than flex. Downtown in the King West and CityPlace towers the bathroom is interior, with no window, and the fan ties into a shared exhaust riser the building controls.

How It Runs

From Message to Finished Job

1
Photos and a quote

A few photos of the tub, shower corners and vanity usually tell me whether this is a reseal, a regrout, or something behind the tile. I price it from that and reply within one business day, with no obligation.

2
Strip and dry out

The old bead is cut and pulled, the residue scraped back with a plastic razor, and the joint wiped clean. A damp joint gets time and airflow to dry, because silicone applied over moisture never bonds properly.

3
Seal and tool

The tub is filled before sealing so the joint sits at its widest, both sides are masked, and the silicone is run and tooled in one pass. Tape comes off wet so the edges stay crisp and straight.

4
Cure time and cleanup

I tell you exactly how long to keep the shower dry, usually a full day. Tools, offcuts and the old caulking leave with me, surfaces get wiped down, and the bathroom is ready to use once cured.

What Affects the Price in Toronto

Resealing one tub joint is quick. Stripping a full shower enclosure that has been recaulked over itself several times is not, because every layer has to come off before the new bead will bond. What moves the price here is how much old material there is, whether grout work or loose tiles come with it, how tight the access is behind a toilet or a glass door, and who supplies the sealant and fittings. Drying time can spread a job over two short visits. I agree the price with you before any of it starts.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Toronto

My old Toronto bathroom has no window. Will new caulking just go mouldy again?

Probably, if the room never dries out. A lot of older Toronto bathrooms have a small window painted shut or no window at all, and an original fan that barely pulls. Cutting out the old bead and sealing the joint properly buys you years, but only if moist air leaves the room. I check the fan while I am there and swap it if it is not doing its job.
